Mission Statement

REALIS is an interactive analytics application that allows URA to analyze local property market trends and accessibility ratings in an efficient and timely manner. This product will be deployed live in URA in April and will assist URA in critical decision-making for urban planning.

Business Problem

1. Tedious filtering processes
- Too many fields to select
- A gauged value to key in for transaction prices and unit area

- Graphs are static, in image format
- Results are displayed in tabular format

- Reliant on java applet technology

- Using OneMap to locate transaction points in a map

Issue Description

Unappealing Data Representation

The current REALIS system has a lot of data available for subscribed users to access. However, these data sets are represented in an unappealing way in tabular form. To know where are the transactions taking place in Singapore can be a challenge and tedious when users have to physically plot the data on maps to understand the data better.

Tedious Data Filtration

Filtering of data fields is tedious, especially with too many clicks involved.

Technical Dependencies

In the current environment, URA relies on ArcGIS to develop static map layers as shown below. Each search query has to be sent to the server for processing then retrieve the results. ArcGIS is a geo-processing tool that which do not support dynamic data visualization. This process causes slow processing time. Furthermore, each search query is independent of each other. As a result, there is no freedom given for any comparisons in any readings.

Furthermore, the current REALIS system relies on old technologies such as java applet to load results on a map. New computers today do not support such technologies. As such, it will be wiser to develop a system that relies minimal on external technologies.

To-Be Process

Proposed Idea Description
Geo-Visualizaton A map visualization will be in-placed to allow better visualization of the transactions taken placed. Clustering of transactions reduces the cluttering of displays of results on an island-wide view; it also shows the user the number of transactions have taken placed in a particular area or region in Singapore.
Data-Visualizaton Charts and graphs are used to provide analyse the data better. Bar charts show the total number of transactions taken placed according to the various fields; box-plot is used to identify any outliers in the results; time-series chart allows users to interact with the data by selecting the period they are keen in analyzing the data.
Fuss-Free Data Filtration Cross-filtering is used to allow interactive filtering of data through selecting the various bars the users want. Depending on the users' preferences, they can switch to pie charts.
Technical Dependencies PostGIS is a spatial database extender for PostgreSQL object-relational database. It adds support for geographic objects allowing location queries to be run in SQL. By building our application using PostGIS, we are able to replace the reliance on ArcGIS, thereby creating a more interactive maps for the application.

Market Research

Market research was conducted on our competitors, websites that deal with the property market in Singapore. Although some of our competitors have good data analysis, the graphs are static and do not interact with each other. Furthermore, property transactions could not be viewed on a map. In addition, none of our competitors have any analysis on accessibility of properties with the nearest facilities; as well as comparing property projects with a new property project by appointing a location mark on the map. As such, our application provides a better cutting edge on with regard, to data visualization, accessibility analysis and property project comparisons.
