Background

Purchasing a house is one of the most important thing in our life. However, the apartment price in Singapore is terrible and hard to be afforded. Based on 634 entries in the past 12 months from 122 contributors, the average price square meter to buy apartment in city center is S$23,611.40, some even up to S$32,291.73 per square. As for outside of center, the average price per square meter is also above S$10,000.

In view of this situation, the best solution for people is to purchase a resale public house. Based on it, we would explore and visualize the conditions of resale public houses in Singapore.

Objective

  • What are the shares of the resale public housing supply in 2015?
  • What are the distribution of the resale public housing prices in 2015?
  • With reference to the findings, compare the patterns of the first-half of 2016 with the patterns of 2015.

Data Preparation

Obtaining Data

The data we used is obtained from https://data.gov.sg/dataset/resale-flat-prices.

Changing Type of Variable ‘Month’

The default type of the variable ‘Month’ is Text. It was transformed into Date by the formula shown as below, and then the new column emerged was named ‘Date’.

Shares of the Resale Pubic Housing Supply in 2015

↑The picture above shows the shares of the resale public housing supply of town and flat type in 2005. It illustrates the quantity of resale public house in the edge of Singapore (like Tampines, Woodlands and others, nearly all of them are located in the end of the East West_Line or the top of the North_South Line) is large than other areas. As for the flat type, 3-5 rooms have the maximum supply, and are generally above 300.

In the supply of the resale public house in Singapore, the floor area sqm from 60 to 120 is the majority. Too small and too large houses are not the main supply.

Distribution of the Resale Pubic Housing Prices in 2015

The Type S2 of 5 Room is most expensive, and its average resale price is already nearly S$1,000,000. Except for that, the resale prices of Terrace and Type S1 of 4 Room is also not easy to afford. Combined with the conclusions of shares, the optimal choice for customers who do not own very strong economic strength is to consider the Model A, Model A2, New Generation, Premium Apartment, Simplified and Standard of medium house.

Patterns of 2015 V.S. Patterns of the First-half of 2016

There is no obvious differences in 2015 and the first half of 2016 on the resale price of various patterns. Only the price of multi_generation flat type in 2015 is a little higher than that in the first half of 2016.

Conclusion

  • The edge of Singapore has greater supply on the public house, especially the ends of West_East Line and the top of North_South Line. These areas have more residence communities, so the public housing supply is adequate.
  • The normal house owns the most supply quantity.
  • There is no big difference when compared prices of different patterns in 2015 and the first half of 2016.
